A Home in Konkan: For Everyone Who Goes Back for Ganpati and Leaves Wishing They Had Stayed

Quick answer: If your family is from a village in Ratnagiri or Raigad and you have been saying “one day we will have our own home in Konkan” for twenty years, you have three real options. Rebuild the ancestral house, which works only when the title is clean and every cousin agrees. Buy a plot in the village and build, which takes years and is restricted if you are not an agriculturist on paper. Or buy a ready home in the nearest proper town and keep the village for the festivals. That third model, a finished bungalow at SR Dream City in Dapoli as the base and the gaav forty minutes away, is the one more families are choosing, and this post explains why.

Who is searching for a home in Konkan

Three kinds of people, and they want different things.

The chakarmani family, two generations in Mumbai, whose grandfather’s house is in a village off the Khed or Mandangad road. They go back for Ganeshotsav, for Shimga, for a wedding, and every time they leave they talk about coming back for good.

The retiring couple who want to spend their sixties where they spent their childhood summers, with a hospital within reach and children who will actually visit.

And the city family with no village of its own who has decided that the Konkan is where they want roots. This post is mostly for the first two; the third should read Property in Konkan first.

The ancestral home in Konkan, honestly

The gaavcha ghar is beautiful in the photograph and complicated on the 7/12. After two or three generations it is usually owned jointly by every heir, some of whom live in Dubai, some of whom have not spoken to each other since a wedding in 1998. Nothing can be rebuilt, sold or even properly repaired without all of them signing.

Then there is the house itself. Jambha stone walls that need lime, not cement. A roof of Mangalore tiles that the monsoon rearranges every year. No bathroom a city-raised daughter-in-law will use. A path, not a road, and a well that works until April. You can fix all of this, and some families do, lovingly, over a decade. But it is a project, and the family member who takes it on is usually the one who is already stretched.

Option two: a plot in the village

Buying land next to the ancestral house sounds like the natural answer. The catch is the law: agricultural land in Maharashtra can generally be bought only by an agriculturist, and your family’s farming history does not automatically make you one on paper. NA plots in the village are rare and small. Then there is the build, two to three years of it from 200 km away. We laid out the full arithmetic in Dapoli land for sale, and it applies to every village on this coast.

Option three: a home in Konkan as the base, and the village for the festivals

This is the model that works for most families, and it is simpler than it sounds. You buy a finished home in the nearest town with hospitals, a market, schools and a bank. The village stays what it has always been: the place you go for Ganpati, Shimga and the mango season, forty minutes away, sleeping in your own beds at night instead of on a cousin’s floor.

Your parents can live in the town home for months at a time, with a doctor ten minutes away and a gate that is manned when you are back in Mumbai. The ancestral house stays in the family, used for what it is good for, without having to carry the weight of being your only home here.

Why Dapoli is the right base for a large part of the Konkan

Dapoli is a taluka headquarters on the plateau above the beaches, with the Konkan Krishi Vidyapeeth, hospitals, a market and a bus stand that connects to every village in three talukas. From Shirshinge, the villages of Dapoli taluka are minutes away; Mandangad and Khed talukas are roughly an hour; Chiplun is about 60 km and Guhagar not much more. Khed station on the Konkan Railway is about 40 km, for the relatives who come by train. If your gaav is anywhere between Mahad and Chiplun, Dapoli is the town you drive through on the way, and the town you would want a hospital in. For a home in Konkan that your parents will use, that matters more than the view.

And it has the beaches. Ladghar, Karde, Murud, Harnai, Anjarle and Kelshi are all within a short drive, which is the part of the Konkan your children will remember.

What SR Dream City is, for a family that already knows the Konkan

We are a Konkan developer, not a Mumbai builder with a brochure. S. R. Formulators & Developers delivered SR City in Dapoli first, 55 bungalows, fully occupied, with owners who left the possession paperwork in their Google reviews. SR Dream City is the second project, a gated township at Shirshinge with 2 and 3 BHK duplex bungalows in Type A, B and C layouts, finished and ready to walk through. Security round the clock, internal roads, lighting, a pool, a jogging track and a community centre, all maintained as one, so the home is looked after through the eight months a year you are in Mumbai. The site team speaks Marathi and knows which village is whose; the project overview and the ready homes are on the site, and 112 owners have rated us 4.8 on Google. Several of them have a gaav within an hour of the gate.

Frequently asked questions

Can I buy a home in Konkan if my family is originally from there?

Anyone can buy a ready home or an NA plot. Agricultural land is restricted to agriculturists, and a family farming history does not automatically qualify you; check your own status before buying village land.

Is it better to rebuild the ancestral house or buy a new home?

Rebuild if the title is clean, every co-owner agrees and someone in the family can supervise. Otherwise buy a ready home in the nearest town and keep the ancestral house for festivals.

How far is Dapoli from villages in Khed, Mandangad and Guhagar?

Khed and Mandangad talukas are roughly an hour from Shirshinge; Chiplun is about 60 km; Guhagar a little further. Dapoli taluka’s own villages are minutes away.

Can my parents live in Dapoli year-round?

Yes. Dapoli has hospitals, a market, banks and a bus stand, and a gated township gives them security and a site team on call. Many owners’ parents stay for the winter months.

Can we still celebrate Ganpati at the village if we buy in Dapoli?

That is the point of the model: the festival stays at the gaav, forty minutes away, and the family sleeps in its own home in Konkan at night.

Come and see it on the way to the village.

If you are driving down for Ganpati, Shimga or the holidays, stop at Shirshinge for an hour. We will walk you through the bungalows available, send the price band for each layout, and tell you how far the gate is from your gaav.
